Dr. Phillips vs. Windermere, Florida: Which Area Is Right for Your Home Search?

6 min read

If you're considering buying a home in southwest Orlando, there's a good chance both Dr. Phillips and Windermere will appear in your property search.

They're geographically close, offer access to many of the same Central Florida destinations and include a variety of residential properties. But they're not interchangeable.

The biggest differences are their residential settings, local geography and how a particular location fits your everyday routine.

Dr. Phillips is an unincorporated community in Orange County, while Windermere includes a small incorporated town as well as a much larger area of properties carrying Windermere mailing addresses.

For buyers relocating to Central Florida, understanding these distinctions is a useful starting point.

Neither area is automatically the better choice. The decision depends on the individual property, your priorities and the locations you visit regularly.

What Is Different About Living in Dr. Phillips?

One of the practical advantages of Dr. Phillips is its location within southwest Orlando.

Depending on where a property is situated, access to Interstate 4 and routes towards Downtown Orlando can be particularly convenient.

The area also offers access to the Sand Lake Road corridor, including Restaurant Row, shopping and everyday services.

Residential options are varied. Established communities such as Sand Lake Hills have a different character and housing stock from gated developments or properties around Bay Hill.

For buyers who regularly travel towards Downtown Orlando or use I-4, this is something worth considering when comparing Dr. Phillips with Windermere.

Of course, I-4 and Sand Lake Road can both experience significant congestion. I always encourage buyers to test their actual journey at the times they would normally travel.

My advice: If Dr. Phillips is on your shortlist, spend time driving the routes you'll actually use rather than judging convenience from the property's address alone.

What Makes Windermere Different?

One of Windermere's most distinctive features is its concentration of lakefront properties, particularly around the Butler Chain of Lakes.

Some of these homes occupy substantial lots, with larger residences, established landscaping and direct waterfront settings. It's an aspect of Windermere that I particularly appreciate.

However, I always explain to buyers that not all of Windermere looks like this.

The wider Windermere area includes established subdivisions, gated communities, planned developments and homes that aren't on the water. Lot sizes, architectural styles and community amenities vary considerably.

It's also important to distinguish between the incorporated Town of Windermere and the much larger area with Windermere mailing addresses.

The Town of Windermere's official FAQ explains that many properties with Windermere addresses are actually in unincorporated Orange County.

This matters because municipal regulations, services and certain resident amenities depend on the property's actual jurisdiction.

For example, the town operates resident-only boat ramps at Fernwood Park and Lake Bessie. A Windermere mailing address alone does not establish eligibility to use them.

For buyers interested in waterfront living, I recommend looking carefully at the property's actual lake frontage, dock arrangements and legal access rights rather than assuming these features come with every lakefront address.

I've explored these considerations in greater detail in my separate Windermere buyer's guide.

Which Area Offers More Housing Variety?

Both areas offer a range of residential property types, although the individual neighbourhoods can differ considerably.

In Dr. Phillips, buyers may encounter established single-family homes, golf-community properties, gated subdivisions and waterfront homes.

In Windermere, the choice may include older homes within the incorporated town, custom lakefront properties and homes in surrounding planned communities.

Rather than assuming one area offers better value, I would compare properties based on:

  • Recent comparable sales

  • Lot size and location

  • Age, condition and renovation history

  • HOA obligations and restrictions

  • Waterfront rights, where relevant

  • Current competing listings

A renovated home in an established Dr. Phillips subdivision shouldn't automatically be compared with a custom lakefront property in Windermere simply because they're geographically close.

The relevant market evidence needs to reflect the individual property.

How Do Commuting and Everyday Convenience Compare?

This is where the differences between the two locations become particularly relevant.

Dr. Phillips can offer useful access to I-4, Downtown Orlando and the Sand Lake Road commercial corridor.

Windermere offers a different residential setting, particularly around its lakes and established communities, but the route to major roads can vary substantially depending on the property's location.

I wouldn't automatically describe one as more convenient than the other.

Instead, I encourage buyers to consider their regular destinations, test their routes and evaluate how the individual property's location works for them.

Also consider your regular activities. If you frequently visit a particular healthcare facility, shopping centre, park or restaurant, look at how convenient it is from each property rather than comparing the areas in general terms.

What About Schools, Property Taxes and HOA Fees?

These considerations should be investigated at the individual property level.

School zoning

Both areas are served by Orange County Public Schools, but attendance zones are determined by the property's address, not simply its community name.

Use the district's Find My School tool and check for any approved rezoning changes.

Property taxes

The existing owner's tax bill may not represent what a purchaser will pay.

Florida's homestead exemptions and assessment limitations can affect the taxable value of a property.

The Orange County Property Appraiser's tax estimator can help buyers evaluate potential property taxes.

HOA and community costs

Both areas include properties with different association arrangements.

Some homes have no mandatory HOA, while others belong to associations with amenities, restrictions and recurring fees.

Confirm the actual obligations for the property you're considering, including any applicable special assessments or CDD charges.

So, Should You Buy in Dr. Phillips or Windermere?

My recommendation is to begin with the property and your daily requirements rather than deciding that one area must be better.

If you value having a concentration of restaurants and commercial amenities nearby, certain parts of Dr. Phillips may be worth exploring.

If you're particularly interested in the incorporated Town of Windermere, its lakes or specific residential communities carrying Windermere addresses, the Windermere area may deserve a closer look.

But these are starting points, not rules.

A home in either location could be suitable depending on its precise setting, condition, ownership costs and how it fits your routine.

When helping buyers compare these areas, I prefer to identify a few relevant properties in each and evaluate them side by side. That usually provides a clearer picture than comparing broad neighbourhood descriptions.

Frequently Asked Questions

Is Dr. Phillips part of Windermere?

No. Dr. Phillips is an unincorporated community in Orange County. The incorporated Town of Windermere is a separate municipality. Some surrounding properties use Windermere mailing addresses without being inside the town limits.

Is Windermere more expensive than Dr. Phillips?

That depends on the properties being compared and current market conditions. Both areas contain different types of homes, including waterfront and custom properties. Current comparable sales are more useful than assuming one entire area is more expensive.

Which area is closer to Orlando's attractions?

Both are in southwest Orange County and offer access to major Orlando destinations. Actual travel times depend on the specific property, destination, route and traffic conditions.

Do Dr. Phillips and Windermere have the same school zones?

Not necessarily. School assignments are address-specific and should be verified through Orange County Public Schools, including any approved rezoning changes.
