Moving to Lake Nona, Florida? What to Know Before Buying a Home in 2026

7 min read

Lake Nona has become one of Central Florida's most recognisable master-planned communities, known for its contemporary homes, Medical City, recreational facilities and ongoing development.

For buyers relocating to Orlando, it can be an appealing place to begin a property search. But there's more to consider than attractive homes and convenient-looking locations on a map.

The differences between neighbourhoods, traffic along Narcoossee Road, community fees and continuing construction can all influence everyday life.

If you're thinking about moving to Lake Nona, here are the things I would encourage you to understand before making a decision.

Where Is Lake Nona, Florida?

Lake Nona is located in southeast Orlando, within Orange County, close to Orlando International Airport.

Although it's sometimes described as a city, Lake Nona is not a separately incorporated municipality. It's a master-planned community and surrounding geographic area within Orlando.

That distinction matters because properties advertised as being in Lake Nona aren't necessarily within the same development or subject to the same community arrangements.

When comparing homes, I recommend looking beyond the Lake Nona name and establishing exactly where each property is located.

What Is Living in Lake Nona Really Like?

One of Lake Nona's defining features is its planned approach to residential development, employment, recreation and public spaces.

The area offers contemporary neighbourhoods, parks, walking and cycling trails, restaurants and recreational facilities.

Lake Nona Town Center is a focal point for dining, entertainment and public art, while the USTA National Campus is another distinctive local amenity.

However, there's an important difference between having facilities within the wider community and being able to walk to them from your front door.

Some neighbourhoods provide convenient access to paths and local amenities. Others are more car-dependent.

My advice: If walkability matters to you, explore the specific streets and routes around a property rather than relying on a general description of Lake Nona.

Understanding Lake Nona's Different Neighbourhoods

Lake Nona isn't one uniform housing market. Communities vary in architectural style, amenities, property types, ownership costs and overall setting.

Here are several worth considering. Explore Lake Nona's neighbourhoods

Laureate Park

Laureate Park is recognised for its contemporary architecture, colourful streetscapes, parks and connected pathways.

You'll find single-family homes and townhomes, with different layouts and property sizes.

When comparing properties, review the association arrangements, maintenance responsibilities and proximity to the amenities you'll actually use.

VillageWalk at Lake Nona

VillageWalk is a gated community known for its waterways, pedestrian bridges and shared recreational facilities.

Buyers should examine the homeowners' association documents carefully, particularly the fees, services included and community restrictions.

Isles of Lake Nona

Isles of Lake Nona offers newer residential construction, including single-family homes and townhomes, within a gated setting.

As with any planned community, it's important to understand what your association fees cover and which expenses remain your responsibility.

Lake Nona Golf & Country Club

Lake Nona Golf & Country Club offers custom residences in a private-club environment.

Buyers should distinguish between purchasing a property and any separate club membership arrangements, including applicable eligibility requirements and costs.

Looking Beyond the Core Lake Nona Communities

Depending on your priorities, NorthLake Park, Randal Park and other southeast Orlando neighbourhoods may also deserve consideration.

Some are more established, while others offer newer construction or different community arrangements.

Rather than assuming one neighbourhood is automatically better, I encourage buyers to compare the individual property, its surroundings and the way the location fits their daily routine.

Commuting in Lake Nona: Don't Overlook Narcoossee Road

One thing I always encourage buyers considering Lake Nona to think carefully about is traffic along Narcoossee Road.

On a map, everything can look wonderfully convenient. You're close to Orlando International Airport, Medical City and major road connections, including State Road 417.

But Narcoossee is an important north–south route through the area, and traffic during busy periods can make everyday journeys feel quite different from what you might expect.

This is particularly relevant if you'll be travelling regularly to other parts of Orlando, including downtown, Winter Park or the region's major employment centres.

My advice is simple: before deciding on a home, drive the routes you'll actually use, particularly during the morning and evening commute.

Consider school traffic, access to grocery stores and how easily you can get in and out of the neighbourhood.

A beautiful home is important, but so is how comfortably the location works for your everyday life.

Medical City and Employment Opportunities

Lake Nona's Medical City is an important part of the area's identity.

The district includes major healthcare, education and research institutions, including:

  • UCF's Academic Health Sciences Campus

  • UCF Lake Nona Hospital

  • Nemours Children's Hospital, Florida

  • Orlando VA Medical Center

  • University of Florida's Research & Academic Center

For buyers relocating because of employment at one of these facilities, living nearby may offer practical advantages.

However, even within Lake Nona, commuting convenience depends on the precise location of the property and workplace.

Schools in Lake Nona: Verify Before You Buy

If school assignments are an important part of your property search, this is an area where I recommend particular care.

Lake Nona is served by Orange County Public Schools, but attendance boundaries are determined by the individual property address, not simply the neighbourhood name.

School zoning can also change as development continues.

For the 2026–27 school year, Orange County Public Schools approved rezoning affecting the Cypress Creek High School and Lake Nona High School attendance areas.

Before relying on a school assignment advertised in a listing, check the address through the official Orange County Public Schools Find My School tool and confirm any relevant changes with the district.

New Construction or Resale: What Should You Consider?

Lake Nona offers opportunities to compare newer construction with established resale homes.

Neither is automatically the better choice.

Buying New Construction

New construction may offer contemporary floor plans, modern systems and opportunities to select finishes.

But the advertised base price doesn't always reflect the final cost.

Before signing a builder's contract, understand:

  • Lot premiums and upgrade costs

  • Deposit requirements and contract terms

  • Construction timelines

  • Warranty provisions

  • HOA fees and any CDD assessments

  • What is planned on surrounding undeveloped land

Remember that a builder's sales representative represents the builder. Independent buyer representation can help you evaluate the contract, incentives and alternatives.

Buying a Resale Home

A resale property may offer an established streetscape, completed neighbouring construction and the opportunity to assess the home's existing condition.

However, you'll still need to investigate maintenance, insurance, association obligations and comparable sales.

I encourage buyers to evaluate both options against their priorities rather than assuming newer automatically means better.

What Does It Really Cost to Own a Home in Lake Nona?

The purchase price is only part of the financial picture.

Depending on the property, ongoing expenses may include homeowners' association fees, community development district assessments, property taxes, insurance and maintenance.

Expense

What to investigate

Property taxes

Estimated taxes after purchase, rather than the seller's current bill

HOA fees

Current assessments, included services and potential changes

CDD assessments

Whether they apply and how they're collected

Insurance

Property-specific quotes and coverage options

Maintenance

Roof, HVAC, landscaping and other responsibilities

New construction

Lot premiums, upgrades and contractual charges

Florida property taxes deserve particular attention.

The seller's existing tax bill may reflect exemptions or assessment limitations that won't apply to you in the same way.

Orange County's Property Appraiser provides resources to help estimate property taxes following a purchase.

It's also sensible to investigate flood risk and drainage for the individual property, even when considering relatively new construction.

What About Lake Nona's Ongoing Development?

Lake Nona continues to evolve, and that can affect the experience of living in different parts of the area.

New residential phases, commercial projects and infrastructure work may change traffic patterns, surrounding views and access to amenities.

Before purchasing, I recommend checking what remains undeveloped around a property.

If you're attracted to a particular open view or proposed amenity, establish whether that feature is protected, approved, planned or simply being discussed.

The City of Orlando's Southeast Sector Plan provides useful background on development planning in this part of Orlando.

A proposed project or anticipated completion date should never be treated as a guarantee.

Is Lake Nona the Right Place for You?

Lake Nona offers contemporary housing, planned community amenities, proximity to Medical City and convenient access to Orlando International Airport.

But the right decision depends on more than the reputation of the wider area.

Think about how the neighbourhood feels when you visit, how the commute works at the times you'll actually travel and whether the total ownership costs fit comfortably within your budget.

For some buyers, Lake Nona will be an excellent fit. Others may prefer the more established surroundings of Winter Park, Oviedo or another Central Florida community.

There's no universal answer.

The aim is to find a home and location that work for your circumstances, rather than choosing an area simply because it's receiving attention.
